A question I often hear from sellers is:
“What time of the year is the best time to sell?”
While it’s true we sell more homes during the summer and fall most years, that isn’t always the best time. Competition is higher during the summer months due to higher inventory levels. Many skiers and winter visitors don’t visit during the summer months.
The best time to sell isn’t a time of the year.
The best time to sell is:
- When inventory is low. Our current inventory of residential homes is 374. There were 109 residential sales during the month of march. This indicates a supply of 3.43 months.
- When interest rates are low.
- When confidence is high.
Currently you have all three of the main factors working for you if you are a seller.
Don’t make these mistakes as a seller:
- Many sellers (and agents) want to use active listings as a primary valuation tool. While active listings represent the competition, they are not comparable for use in deciding what a buyer will pay. The real comps are homes that have similar features and have closed escrow.
- Don’t price your property based upon any of these:
* What you paid
* What you need
* What you want
* What your neighbor says
* Cost to rebuild today
