Location and land value are important factors to understand when looking at the values of Lakefront homes. Homes with views that are panoramic are more desirable than those with marina views etc. Water depth is also a very big factor on land value. Homes in shallow water locations have issues with boat docks when the water recedes, while those in deep water locations enjoy use of docks even in drought conditions.
Land value often makes up over half of the value of lakefront homes. Prime locations have land values that will exceed $1 million dollars in todays market, while even the least desirable locations on the water will be near $400,000 depending on size etc.
